Real Estate Properties in Alabama
Rather than take big losses selling, condominium owners began renting
their virtually new units to professional tenants who were attracted by
the security and amenities. Owners of suburban apartment buildings
responded to the new competition by reducing rents, drawing yet more
professional and working class tenants out of Hartford. City apartment owners
couldn’t compete with suburbs for wealthier tenants and with layoffs
increasing, found it difficult to find renters who had jobs at all. And
many landlords such as Hansman found it difficult to drop rents because
they had bought their property in the 1990s when values and mortgage
rates were high. Alabama real estate sales dropped because of this, too.
So many renters, in effect, moved one step up to more desirable
buildings. “In effect, condo glut drew off all our good tenants,” said John
Bergren, president of the Greater Hartford Property Owners Association,
which represents about 200 owners of large apartment buildings. “As late
as 2006, we were still renting to $ 30,000-a-year tenants. You can’t
find them now,” he said.
So the huge tax increase in the summer of 1998 couldn’t have come at a
worse time for Hartford landlords. As a result of the revaluation,
Hansman’s annual property tax bill for 3-11 1/2 Huntington St. increased
from $ 8,000 to $ 27,000 in one year. Layoffs at the insurance companies
and banks accelerated, further shrinking his tenant base at a time he
was forced to drop rents to attract tenants.
